About the neighbourhood

Kobuleti is the Black Sea coast's family holiday town, about thirty kilometres north of Batumi. Its beach strip is one of the longest in Georgia, and the whole town is laid out along it.

Unlike Batumi it is neither a port nor a casino city; the rhythm is slower and the audience is families after a quiet seaside holiday. The protected Ispani wetland on the edge of town is one of the few percolating peat bogs of its kind anywhere.

The town has a railway station with connections to Batumi and Tbilisi, which is a genuine advantage for guests arriving without a car.

About the project

Kobuleti projects are typically mid-size seafront complexes, most of them built directly for the summer rental market. Compact units make up a large share of the supply.

Real distance to the beach is the variable that matters most. "Near the sea" covers a very wide range in listings here; always check it on the map.

Price and payment

The cheapest square metre among these three coastal destinations is usually in Kobuleti. Against that, the effective rental season is the shortest, and annual income is earned almost entirely in summer.

For compact units, confirm whether the quoted price includes furniture. In the summer letting market an unfurnished unit is effectively unrentable.
