Residency threshold check
Residency through property investment requires the property's value to reach a threshold. It does not have to be a single property — you can combine the value of several.
The three things people get wrong
Appraised value, not contract price
The threshold is assessed on the property's appraised value, not the figure written into the contract. An official valuation commonly comes in below the purchase price, so buying at exactly the threshold does not guarantee meeting it. Get a valuation estimate separately, before you buy.
Spouse and children
A permit obtained this way usually extends to a spouse and minor children. The documents and process differ for each family member and should be planned for from the start.
Renewing an earlier permit
Those who obtained a permit before the rules changed are usually assessed for renewal under the conditions in force when it was granted, not the current ones. If you already hold a permit, check this before any new purchase.
