About the neighbourhood

Batumi is Georgia's principal Black Sea city, and its centre is where most of it happens: Batumi Boulevard, roughly seven kilometres of seafront promenade and cycle path, the Piazza, the Alphabet Tower, and the run of hotels and casinos along the shore.

It is a working port and a holiday city at the same time — a combination that keeps part of the economy running all year while the rest peaks hard in summer.

For Iranian buyers, direct flights and the short hop from Batumi International Airport into the city are among the main reasons this market is easier to reach than Tbilisi.

About the project

Most new supply in Batumi is high-rise and sea-facing, frequently with in-house rental management, a pool and a hotel-style lobby. The price gap between "sea view" and "city view" units in the same building is significant.

In managed-rental towers, read the management agreement closely: the revenue split, the minimum term, and who carries maintenance costs are what actually determine your net yield.

Price and payment

Price in Batumi tracks view and distance from the shore more than anything else. A front-row sea-facing square metre is priced quite differently from one three rows back, even a few hundred metres apart.

Take the seasonality seriously in any yield model: a large share of annual short-let income is earned between June and September.
